1. Quotations and Options
1.1 Quotations are valid for one month after the date of dispatch.
1.2 It is possible to take an option free of charge for a specific period, depending on the start date of the retreat:
- start date < 4 weeks: no option possible, reservation only
- start date in 1-4 months: max. 1 week
- start date in 4-6 months: max. 2 weeks
- start date > 6 months: max. 4 weeks
1.3 If the option is not converted into a definitive reservation, the option will automatically expire at the end of the option period.
1.4 If Land aan Zee receives another request for the same dates during the option period, we will contact the applicant. The applicant will then be given 48 hours to decide whether to convert the option into a definitive reservation.
- If no confirmation is received within those 48 hours, the option will automatically expire.
- In that case, Land aan Zee reserves the right to rent the dates to another party.
2. Reservations
2.1 A reservation is final as soon as:
- the renter agrees to the quotation by email AND
- the required deposit has been paid (see point 3)
- From that moment on, the payment and cancellation conditions apply.
2.2 The reservation applies to the number of rooms reserved.
- Up to 3 months before arrival, this number may be adjusted once by a maximum of 20% (up or down).
- Within 3 months before arrival, only an increase is possible, subject to availability.
3. Deposit
3.1 Non-exclusive rental (shared use):
- Start date more than 3 months from now → €500 reservation fee (excluding VAT)
- Start date within 3 months → 30% of the total amount
- Start date within 1 month → 100% of the total amount
3.2 Exclusive rental (full rental):
- Start date more than 4 months from now → €500 reservation fee (excluding VAT)
- Start date within 4 months → 50% of the total amount
- Start date within 2 months → 100% of the total amount
- The deposits are non-refundable.
4. Payment
4.1 Non-exclusive rental
- One month before the start of the retreat, the renter will receive an invoice for the remaining amount (minus the deposit).
- This must be paid no later than two weeks before the start. Extras (such as sauna, drinks, or extra meals) will be invoiced after the event and must be paid within 8 days.
4.2 Exclusive rental
- Two months before the start of the retreat, the renter will receive an invoice for the remaining balance (minus the deposit).
- This amount must be paid no later than one month before the start.
- Extras (such as sauna, drinks, or extra meals) will be invoiced after the event and must be paid within eight days.
4.3 General terms and conditions
- Land aan Zee generally issues one invoice per reservation. For additional invoices, we charge €10 administration costs per invoice.
- All prices are subject to statutory changes, such as VAT increases or other government measures.
5. Cancellation
If the renter decides to cancel after making a reservation, the following conditions apply:
5.1 Non-exclusive rental
- Cancellation > 3 months before start date → €500
- Cancellation < 3 months → 30% of the total amount
- Cancellation < 1 month → 100% of the total amount
5.2 Exclusive rental
- Cancellation > 4 months before start date → €500
- Cancellation < 4 months → 50% of the total amount
- Cancellation < 2 months → 100% of the total amount
- Cancellation is only valid via e-mail.
5.3 Cancellation by Land aan Zee
- If Land aan Zee is required to cancel on its own initiative for valid reasons and in exceptional circumstances, this will be communicated by email and the sum already paid will be fully refunded.
- If cancellation is necessary due to force majeure (such as a pandemic, natural disasters, or other unforeseen circumstances), 50% of the sum paid will be refunded.
- In both cases, there is no entitlement to additional compensation.
6. Use and leaving of premises
6.1 All used premises must be left clean and tidy. In case of non-compliance, we will charge an additional €100 in cleaning costs.
6.2 Any damage or defects occurring during the stay will be repaired at the expense of the tenant.
7. Liability
7.1 Stichting Land aan Zee is not liable for loss, theft, or damage to personal property, nor for injury or other damage to persons of any nature whatsoever, during or as a result of a stay at Land aan Zee.
7.2 The stay is at your own risk.
8. Final Provisions
8.1 By placing a reservation, the renter agrees to these general terms and conditions.
8.2 In cases not covered by these conditions, Land aan Zee will decide based on reasonableness and fairness.
8.3 All agreements are governed by Dutch law.
8.4 Disputes shall be submitted to the competent court in Zeeland.
